Brief description (presentation) of the investment project:
"Hotel&SPA complex "BAKRVIL" Tsigov Chark – “Yazovir BATAK”
The complex is located at an altitude of 1100 m above sea level, next to a large water basin – “Yazovir BATAK” (Batak Dam). Geographical location: Bulgaria, "Golak region", BATAK municipality, Pazardzhik region.
The area of the buildings (Designer landscape) with adjacent land plots is 166,527.77 sq.m.
The complex consists of 18 land plots, 5 (five), of which were acquired as the property of the Complex.
The total area of land plots allocated according to the initial design and estimate documentation (permitting documents) is 100 hectares for the ownership of the COMPLEX and 120 hectares for use.
The complex includes the following elements:
- The main five-star SPA hotel, which has 174 rooms (with two rooms, toilet, bathroom) and 44 apartments, the total number of (possible) places for family recreation is approximately (174x4 + 44x4) 872 places (for increased comfort - approximately - 450 places); two restaurants, a night club, SPA center with two large and one children's pools, a cinema (hall) for 350 seats, a business center with conference rooms, shops, a game room with a buffet (bar-buffet), a full-day entertainment kindergarten, a ski wardrobe, etc.
- A sports complex (center) with a large multifunctional hall for basketball, volleyball and a tennis court with seating for 600 spectators, training and sports halls, a shooting range for small arms, a swimming pool and a sports club with a restaurant.
- Indoor garage for 150 parking spaces and outdoor parking for 150 spaces.
- An open-air sports complex with a 25-metre swimming pool, tennis court, children's playgrounds and a sports club-cafe.
- Treatment facilities, water pumping station (drinking water intake probe) and electrical substation.
- Double ski run with T-bar lift and lighting for night skiing with restaurant - tea room and ski wardrobe at the top station of the lift.
- Yacht berth (Yacht club) for water sports – water skiing, windsurfing, yachting, underwater and surface skiing and fishing.
- A residential complex with 60 row villas with courtyards and 30 detached houses with plots and their own street network.
- Helipad.
The total development area of the hotel complex (the main SPA Hotel) together with the sports center is about 65,000 sq.m., and the total development area of the main residential complex is about 25,000 sq.m.
The complex is equipped with the ability to supply hot mineral water at 50 degrees up to 4 liters per second.
Of the listed buildings and structures, four of the five blocks of the hotel facility, the construction of a sports complex, a covered garage and one residential demonstration building have been completed in rough construction form - a total of about 45,000 square meters have been constructed at the floor area level (first level foundation).
Ready: double ski run: laid out and leveled, with a lift and lighting installed.
Also, in the upper part of the ski run, a top station has been built (ready for operation) for fans of skiing activities - recreation, with a T-bar lift, a tea room (rest room) and a wardrobe (wardrobe) for skis and other equipment.
The coastal area and pier for yachts, boats and other sports and cultural entertainment watercraft and the open sports complex with playgrounds is 50% ready.
In addition to the main buildings of the COMPLEX (the main 5-star Hotel and its auxiliary buildings, adjacent to the lake), the COMPLEX provides for the expansion of the residential area - the construction of:
- 60 service residential buildings of the tourist recreation center type, with their own courtyards;
- 30 separate residential buildings (villas) with their own plots and street layout.
- the second five-star hotel with 216 two-room suites, class "LUX", for a total of 864 guests or 450 guests with increased comfort; lobby bar, restaurant, Viennese sweet shop, children's center, large swimming pool... Total area - 22,000 sq.m. Construction has not begun.
A place has been allocated (a visible area in front on the master plan ) for a second underground garage with a football field on top of the garage’s ceiling (“roof”).
Projects and permits for the construction of 60 service residential buildings and 30 separate residential buildings (villas) with their own plots have been approved for all buildings.
The entire complex (with all the buildings and areas for skiing, water and other entertainment) is clearly visible on the general plan and video presentation material.
There is a project and permits for the construction of treatment facilities (not built).
Provision of hot water for bathrooms, toilets and the heating system of the COMPLEX is provided using three sources of thermal energy: thermal waters, electricity and solar panels.
To complete the construction of the COMPLEX in full and put it into operation, funds (investments) in the amount of 120 000 000 EURO are required.





BUSINESS PLAN
according to calculations of profitability of a commercial business project "Hotel & SPA complex "BAKRVIL", "Yazovir BATAK"
I. For the restoration of construction works, examinations, adaptation of estimate documentation to current realities, completion of construction and commissioning of the Hotel & SPA complex "BAKRVIL" YAZOVIR BATAK", with the preparation of places for recreation, services, treatment rooms and technical means for the provision of recreation services (boats, motorboats, yachts, airplanes, etc.), an amount of investment (credit) funds of 120,000,000.00 Euro is required.
II. To calculate the Business Plan for the profitability of the Hotel & SPA Complex "BAKERVILLE", the following conditions and indicators are accepted and used:
1. The main 5-star hotel has the following rooms and apartments for accomodating visitors / guests:
1.1. 174 rooms (two rooms, toilet, bathroom, hallway, status A2-1 (2-improved layout and amenities; 1-main Hotel);
1.2. 44 apartments (status - A3-1, where 3 have a super layout and amenities, 1 is the main hotel).
2. The second 5-star hotel has 216 rooms with improved comfort, two rooms, toilet and bathroom, status A2-2 (2-improved layout and amenities; 2-second hotel).
3. The third type of buildings for holidaymakers is 60 detached houses, status A1.
4. The fourth type of holiday home construction is 30 comfortable villas with their own separate land yards. Status A3.
Considering that all places (rooms, apartments, houses, villas) for guests have at least two rooms, then each vacation place (rooms, apartments, houses, villas) can accommodate up to 4 people - guests, and villas more than 6 guests.
In this case, an apartment or a hotel room, a separate house or a villa can be ordered or booked by one or two people (guests).
Therefore, the price of one trip for guests (clients) consists of the price for the chosen vacation spot (room, apartment in a hotel or a separate house or villa) and + the price for a set of services from 5 (five) types:
1. - "+ECONOMY"; 2. - "+ECONOMY-family"; 3. - "+Lux"; 4. - "+Lux all inclusive" and 5. - "+Lux comfort".
The price of the tour types: - "+Economy" and "+ECONOMY-family" includes the following services: place of rest (room or apartment in hotels) + 2 meals a day (breakfast, lunch) + use of the mineral water pool + use of water walks (boat, walking bike) + skiing and downhill skiing + general examination by a general practitioner (therapist).
"+Economy-Family" has all the same services as "+Economy", but with benefits (discounts) on water and ski trips, which come at the same price, with a discount and are set at 25 EUR ( for one family member-guest ).
Prices for the “+Economy” and “+ECONOMY-family” packages are shown in Table No. 1.
To calculate the profitability of the BAKERVILLE Complex (possible receiving income, paying utility costs, wages, running costs (transport, food, fuel and lubricants, support, maintenance and repair of inventory, etc.), paying taxes and unforeseen expenses; receiving profit, from which the repayment of credit (or) investment funds invested in the construction and commissioning of the BAKRVIL Hotel & SPA Complex will go (be provided), the pricing policy is taken for the occupancy of the COMPLEX for vouchers of the class "+ ECONOMY-family", taking into account 50% of the occupancy of the hotel complex, from the total number of places for rest in the complex. Which corresponds to the occupancy of the Complex places for vouchers "+Economy-family", for a family of two of its members.
The calculation of income per day is shown in Table No. 1. The calculation of profit (after paying all expenses, including taxes) is shown in Table No. 2.
All subsequent types of vouchers include the terms of services "+Economy" + terms of services at the client's choice. In total, the service package consists of 21 services, the list of which can be found in tables: No. 3 and No. 4.
Thus, the estimated profitability of the operation of the Hotel & SPA complex "BAKRVIL", Yazovir BATAK", after paying taxes, utilities, and the necessary working capital to ensure the operation of the complex, shows that the net profit received, with 50% of the recreation areas filled, ensures the repayment of the required (received) loan (investment) funds in the amount of 120,000,000.00 EUR, for a period not exceeding 3 (three) years of work.
If we take into account additional, possible difficulties in ensuring the occupancy of places by guests-clients, in the first year, - the second (necessary for effective advertising of the COMPLEX ) and the necessary time for the construction and commissioning of the COMPLEX (1.5-2 years), then the repayment of the full amount of loans (investments), in 120,000,000.00 EUR , possibly for a period of no more than 5 (five) years.
Compensation for possible difficulties in organizing the filling of the COMPLEX with guests-clients is confidently carried out by providing various additional services for recreation, entertainment and rehabilitation procedures, shown in Tables 3 and 4.
The certainty of these conclusions is confirmed by the existing capabilities of the COMPLEX to provide additional services:
- guests who are vacationing at existing tourist centers, holiday homes, hotels located near Lake Yazovir BATAK, which do not provide appropriate services for recreation and entertainment;
- guests who can come for a vacation one or two days off a week - for a family weekend (Saturday-Sunday);
- the ability to provide sports competitions of any level, including world championships (this is especially true for water sports). For reference – on the Yazovir BATAK lake, the world championship in underwater orienteering was held.
The geographical location of the Hotel & SPA complex "BAIKHRVIL" provides the opportunity to work all year round. Which has a positive effect on the profitability of the COMPLEX.
